Build over agreements for your new extension.
We visited a site today where a build over agreement has prevented the planned foundation being used. The client’s architect then found us and working together with the water company have agreed to implement our TimberSlab system.
Our system sits on extendable screw piles, as long as these are installed an agreed distance away this will be enough to get your build over agreement.
What is a build over agreement?
A build over agreement in the UK is a legal agreement between a property owner and a water company that permits construction work near or over a sewer. This agreement is necessary because many water and sewer pipes are located beneath private property, but the water company still has a statutory responsibility to access, maintain, and repair these pipes.
Building over or near these pipes without an agreement can lead to issues such as pipe damage, restricted access for maintenance or repairs, and potential property damage if the pipes were to burst. It can also cause problems if you try to sell your property in the future and there's no build over agreement in place.
In order to obtain a build over agreement, you will typically need to provide details of your building plans to the water company. They will review these plans to ensure that your proposed building work won't interfere with their pipes. If they approve your plans, they will provide a build over agreement, which may include certain conditions or requirements to protect their pipes.
As of 2020, some changes have been made in the approach to build over agreements. For small-scale, domestic extension works you may not need to seek a formal agreement with the water company under certain circumstances, but it is always wise to check with your local water company before proceeding with any building work. Please note that you'll need to adhere to Building Regulations and ensure that access to the sewer is maintained.
